CANCELLATION POLICY

 

REFUNDS: If you reserve through Airbnb, your reservation and payment are secured by Airbnb, and Airbnb’s terms and policies, including their refund policy.

 

If booked through any other hosting/booking site or through NextHome Beach Time Realty itself: Total payment must be received 60 days prior to arrival. If you cancel 61 days or more before the date, of your arrival, you will receive your rent and deposit refunded back to your original form of payment. If you do not cancel more than 60 days prior, then you forfeit all monies received. Travel Insurance is available for purchase on our website.

 

* In the rare chance that your vacation rental becomes unavailable for the dates reserved, we will refund 100% of your funds and/or find a comparable property for you.*

 

 No refunds for early departures (less days than reserved) ~ No refunds will be given for delayed arrival ~ No refunds for reducing the number of nights reserved beyond the cancellation period ~ No refunds or reschedules due to inclement weather, unless a mandatory evacuation is ordered by the Local, State or Federal In the case of an emergency, a natural disaster, and an evacuation order issued by the National Weather Service or local authorities, a refund will be issued only for the period that the unit was uninhabitable due to damage or the evacuation order.

 

FALSIFIED BOOKINGS: If your booking was made under false pretenses, including, but not limited to, a falsified name, age, or size of party, you will be subject to immediate cancellation of your reservation, removal from the property, and forfeiture of all amounts paid. Please pay attention to the number of allowable overnight guests and visitors for your unit; exceeding said number will result in additional fees or eviction. NO SUBLETTING IS PERMITTED AT ANY TIME.

 

DOUBLE BOOKINGS: Double bookings are rare. In the event that Guest(s) reservation for the Premises overlaps or matches the reservation of another tenant, Guest(s) shall receive a refund of all rents and fees paid for the rental property. Guest(s) agree that such refund will be Guest(s) sole remedy for any and all damages, liability, or inconvenience arising out of the double booking.

How do I book a home?

You can either make a booking directly on this website or you can call our office at 727-363-3300, and a reservationist will be glad to help you.

Is booking online secure?

We implement a variety of security measures to maintain the safety of your personal information when you place an order. We offer the use of a secure server. All supplied sensitive/credit information is transmitted via Secure Socket Layer (SSL) technology and then encrypted into our payment gateway provider's database. It will only be accessible by those authorized with special rights to such systems. They are required to keep the information confidential. After a transaction, your private information (credit cards, social security numbers, financials, etc.) will not be stored on our servers.

Can I bring my pet with me?

We offer several homes, some of which allow pets and some do not. You can look at our properties online by clicking on the "Vacation Rentals" tab above and look under the "pet friendly" category to see if the home you are looking at allows pets; you can also call our office at 727-363-3300 and a reservationist would love to help find a home that is just right for you and your pet. 

What are the benefits of a vacation home rental?

Our vacation homes are stocked in such a way that you always feel like you are coming "home" to your "vacation home" rather than returning to a small hotel room. Our homes have full kitchens stocked with tableware, glassware, utensils, pots and pans, a coffee maker, and a blender. Every Vacation Home includes all linens and towels, and a hair dryer and iron are provided for your stay.  Some units have beach towels, beach chairs and umbrellas as well.

Are early check-ins available? 

Check-in time is 4pm to ensure that housekeeping and our inspectors will have enough time to clean the entire property and address any maintenance concerns prior to your arrival.  If you would like to request an early check-in please contact us to see if we can accommodate your request.  

Are late check-outs available?

Check-out time is 10am to ensure that housekeeping will have enough time to clean the entire property prior to another guest arriving on the same day.  In some cases we can accommodate a late check-out if time allows, please contact us for approval and to avoid a late check-out fee. 

What is the minimum age to book with NextHome Beach Time Realty?

The minimum age to book and stay in one of our vacation homes is 25 years old. 

What can I expect prior to arrival for my vacation?

5 days before your arrival, you will receive an email that will provide all of the details of your vacation rental with helpful information regarding parking, wifi, trash disposal, and check-in and check-out procedures. 

What happens if I have a problem during our stay?

During office hours, please contact our office. After hours please contact the on-call phone number provided in your check-in instructions.

Do properties allow smoking?

All properties managed by NextHome Beach Time Realty are non-smoking. 

What happens if a hurricane is forecasted during our stay?

In the event that a mandatory evacuation is issued by local authorities, we will refund for the nights during your stay that the order is in place.  We highly recommend purchasing travel insurance to avoid any complications. 

Do you have beach gear, baby rentals, or water sport rentals available?

We offer discounts for these types of services to our guests through our Local Deals website.  This information is provided to you at the time of booking on your reservation confirmation and check-in emails.  You can also find this information on our website under the "Local Deals" section. 

Do you offer any recommendations for things to do in the area, such as shopping, restaurants, bars, attractions, and excursions?

We offer many recommendations on our website, click the AREA GUIDE tab for more info.  We also partner with many local businesses and attractions that offer exclusive discounts to our guests.  More information can be found under our LOCAL DEALS section of our website or on your reservation confirmation and check-in emails. Contact our office if you would like any other information.  

Are events allowed at any of the properties?

Events and parties are strictly prohibited on any of our vacation rental properties.
